Estimates and prices
Are roof estimates free?
Usually. Most roofers price a repair or a new roof at no charge because the estimate is how they win the job. Formal inspection reports and leak tracing sometimes cost something; national prices for a roof inspection run $307 to $571. Ask before the visit.
What does a new roof cost in Cincinnati?
Published national figures put a typical roof replacement at $7,500 to $14,000, about $10,000 on average (Fixr, February 2026), and This Old House estimates $7,283 to $24,121 for a 2,000 square foot house. A Cincinnati price moves with the pitch of the roof, how hard the lot is to work from, how many layers come off and what the decking looks like underneath. Get it in writing.
What does a roof repair usually cost?
National cost surveys put typical roof repairs at $400 to $1,900, about $1,150 on average, and leak repairs at $350 to $1,500 (Fixr). Your number depends on what failed and how hard it is to reach.
Licensing, permits and rules
Do roofers need a license in Ohio?
Ohio does not issue a state license for roofing. The Ohio Construction Industry Licensing Board licenses five commercial trades, among them electrical and plumbing, and roofing is not one of them. The City of Cincinnati requires every contractor working inside city limits to hold a current contractor registration, renewed each year, under Municipal Code Chapter 1106.
Do I need a permit to replace my roof in Cincinnati?
The City of Cincinnati says re-covering a roof on a detached house generally does not need a building permit if the house has one to three units and no more than two layers of roofing material. If the city has designated the property or building as historic, you need a Certificate of Appropriateness from the Urban Conservator (513-352-4848) before work starts, even if no permit is needed. Outside the city, ask your own city, village or township.
Can I cancel a roofing contract I signed at my door?
Under Ohio's Home Solicitation Sales Act (Ohio Revised Code 1345.21 to 1345.28), a sale of $25 or more made in person at your home can be cancelled until midnight of the third business day after you sign. The Ohio Attorney General notes that Saturdays count as business days for that deadline. After you cancel, the seller has 10 days to return your money.
What is the 25% rule?
The 25% rule comes from the Florida Building Code: no more than 25 percent of a roof or roof section may be repaired or replaced in a 12-month period unless that section is brought up to current code. Ohio has no such statewide rule.

Roofers and roofing companies
Who is the biggest roofing company in Cincinnati?
Size is the wrong yardstick for a house roof. Census County Business Patterns counted 150 roofing contractor establishments in the Cincinnati metro in 2023, and 136 of them had fewer than 20 employees. What matters is city registration where it applies, proof of insurance, a written itemized bid and someone who answers the phone after the job.
How do I choose a roofer?
Get two written bids that price the same items, check the company's registration if you live in the city, ask for proof of insurance from the insurer, and look for complaints. The Attorney General also suggests checking for complaints filed with the Attorney General's office and the Better Business Bureau before you sign.
Do roofers repair slate?
Some do, many do not. Ask directly. The National Park Service says a properly installed slate roof lasts 60 to 125 years or longer, depending on the slate, the roof shape and the location, and that some have lasted over 200 years.
Storms and damage
How often does hail hit Cincinnati?
NOAA logged hail somewhere in Hamilton County on 79 days from 1996 to 2025, about 2.6 a year, and stones an inch or larger on about 1.7 a year. Damaging wind was logged on about 6.4 days a year.
What should I do after a storm damages my roof?
Cover any opening and keep the receipt, photograph everything, have a roofer you contacted inspect it, then decide about a claim. Be careful with door knockers. The FTC warns that home repair scammers may knock on your door after a windstorm or other disaster and push you to decide fast.
Why does my roof leak only in winter?
Usually ice dams: house heat melts snow, the water refreezes at the eave and backs up under the shingles. Air sealing, insulation and ventilation fix the cause.
