What moves the price here

  • Age of the house. 73% of homes in the county ZIPs on this site were built before 1980 and 25% before 1940 (Census ACS 2020-2024). Older houses are more likely to have extra layers and plank decking under them.
  • Pitch and height. Steep two-and-a-half-story houses take more safety gear and more labor than a ranch.
  • The lot. Cincinnati is hilly. A house on a slope, with a retaining wall or no driveway access, is harder to stage a dumpster and materials for.
  • Layers. Each layer that comes off adds labor and disposal.
  • Material. Architectural asphalt shingles are the common choice. Slate and metal cost several times more.
  • Gutters. Rebuilding a built-in box gutter can add a real amount to the job.

Comparing two bids

Line them up item by item. Start with the layers removed and the decking price per sheet. Then compare the ice barrier, the flashing (new or reused) and the written warranty. A lower number that leaves out decking or flashing often ends up the same price after the change orders.

Census County Business Patterns counted 150 roofing contractor establishments in the Cincinnati metro in 2023, and 136 of them had fewer than 20 employees.

Questions people around Cincinnati ask

How much does a new roof cost in Cincinnati?

Published national figures put a typical roof replacement at $7,500 to $14,000, about $10,000 on average (Fixr, February 2026), and This Old House estimates $7,283 to $24,121 for a 2,000 square foot house. A Cincinnati price moves with the pitch of the roof, how hard the lot is to work from, how many layers come off and what the decking looks like underneath. Get it in writing.

Why are bids so far apart?

Usually because they price different things. One includes decking and new flashing; the other leaves them as extras. Ask both roofers to price the same list.
