Roof inspection in Cincinnati

An inspection answers one question: what shape is this roof in, and what does it need? You want one after a big wind, before you buy an older house, and before you call your insurer. Ask for photos and a written summary either way.

What a roofer looks at

  • Shingle or slate condition: missing, lifted, cracked, slipped, worn bare.
  • Flashing at chimneys, walls, valleys and skylights.
  • Vents, boots and ridge caps.
  • Gutters, including built-in box gutters on older houses.
  • The attic: daylight through the boards, stains, damp insulation, ventilation.
  • Layer count, which matters because the City of Cincinnati's no-permit rule for re-roofing a house stops at two layers.

When to get one

  • After a storm. Hamilton County saw damaging wind on about 6.4 days a year from 1996 to 2025. Wind damage is easy to miss from the ground.
  • Before buying. 73% of homes in the county ZIPs on this site were built before 1980. A general home inspector rarely walks a steep roof.
  • Before a claim. So you know whether there is damage worth filing for.

Questions people around Cincinnati ask

How often should a roof be inspected?

Once every few years for a sound asphalt roof, and after any storm that drops shingles or debris. Slate roofs in Cincinnati's older neighborhoods benefit from a regular look at flashing and gutters, since those fail long before the slate.

Is a home inspection the same as a roof inspection?

No. A home inspector looks at the whole house and often views the roof from the ground or a ladder. A roofer gets on it, checks the flashing and the attic, and can price what it needs.

Do I have to let a roofer on my roof?

Only if you want to. Say yes to someone you contacted, not someone who knocked. Ask for photos of anything they say is damaged.
